Damp patches on the underside of your roof felt in November, black mould creeping along the timbers, wet insulation that’s gone flat and useless — that’s loft condensation, and it’s one of the most common calls we get in Leeds and West Yorkshire between October and March. It’s not always caused by bad insulation. Often it’s the insulation that’s exposing the problem, not causing it. Understanding what’s actually happening in your loft space helps you fix the right thing, rather than paying twice.

Why Warm, Wet Air Turns Into Water Overnight

Every home produces water vapour. Cooking, showers, drying washing, even breathing — a family of four can put several litres of moisture into the air each day. That warm, moist air rises. If it reaches your loft and meets cold roof timbers or the underside of cold felt, it condenses into water, exactly like a cold drink sweating on a warm day.

In older Leeds terraces and semis, this used to escape harmlessly through gaps in the roof structure, ill-fitting loft hatches, and general draughtiness. Modern airtightness — new windows, sealed loft hatches, thicker insulation — has closed those escape routes. Warmer homes hold moisture in, but if there’s nowhere for it to go, it ends up as water in the coldest part of the house: the loft.

Spotting the Signs Before They Become a Problem

Loft condensation rarely announces itself loudly. Look for:

  • Dark staining or mould on roofing felt, especially near the eaves
  • Rusty nail heads poking through the felt — often the first visible sign
  • Insulation that feels damp or has compacted and lost its loft
  • A musty smell when you open the loft hatch
  • Timber that looks discoloured or feels soft near the ridge or eaves

Left unchecked, damp timber can lead to rot, and compacted wet insulation stops doing its job — so you get colder rooms and higher heating bills at the same time as roof damage. It’s a problem that gets more expensive the longer it’s ignored.

Ventilation Is the Fix, Not More Insulation

This is where people usually get it wrong. The instinct is to add more insulation, thinking a colder loft space is the issue. Actually, more insulation without adequate airflow can make condensation worse, because it makes the loft space colder relative to the living space below, encouraging more moisture to condense on contact.

The real fix is proper airflow through the loft void — cold air entering at the eaves, travelling across the underside of the roof, and exiting at the ridge or through tile vents. This constant, gentle movement of air carries moisture out before it has the chance to condense. British Standard BS 5250 sets out the ventilation requirements for roof spaces, and it’s the benchmark we work to on every job.

Current UK guidance recommends a minimum of 270mm of mineral wool insulation across the loft floor for a fully performing thermal barrier. Insulation that’s been squashed, disturbed, or thinned out in patches won’t perform anywhere near that standard, and thin spots are often where condensation shows up first, because that part of the ceiling below runs colder.
