Yes. We work right across Leeds and West Yorkshire, including Bradford, Wakefield, Huddersfield and Harrogate. Most of our jobs are within twenty minutes of our Hunslet unit, but we travel further for surveys and installations regularly.
Most jobs run from around £45 per square metre, depending on whether it's open cell or closed cell foam and how it was applied. We won't give you a firm figure until we've seen the loft in person — it affects timber condition and how carefully we need to work.
Many lenders can't get a clear view of the roof timbers underneath closed cell foam, so their surveyor can't confirm the roof's condition. That uncertainty is often enough for a mortgage valuation to be declined or a sale to stall, even where the foam itself was installed correctly.
Not always. Some buyers and lenders will proceed with foam still in place if you can provide a proper survey report. Others won't. We'll look at your specific situation and tell you honestly whether removal is likely to be needed before you spend money on it.
Current guidance is 270mm of mineral wool, or the equivalent in another material. A lot of older Leeds homes, particularly semis insulated in the 1990s, still have only 100mm sitting up there, which is well under today's standard.
